MAIN HOUSE FEATURES:
The main home has been positioned for solar passive benefits - in the winter the sun floods along the long axis of the building, heating the slate floors on a concrete slab, providing thermal mass for a heat bank. In winter the sun comes in under the eaves and the sun can reach the back wall of the home. In summer, higher arc of the sun means the home is more protected from heat of direct sun. The 2m wide verandahs very effectively shade the walls, assisted by lush wisteria vines in the northern side. On the south side, the verandah, at 1 metre wide, is also aided by a deciduous kiwi-fruit vine for shading.
There are also a log fireplace, split-system air-con, and nearly all rooms have ceiling fans. More french doors in the open lounge/kitchen/dining area allow wonderful cross-flow ventilation. All windows and doors are fully screened, allowing them to be left open on summer nights for natural cooling.
The kitchen benches, like the bathroom vanity, are all hand crafted from local timbers. The kitchen has generous storage, planned for elegantly effective kitchen use. Well designed bench space provides plenty of room for several people at any one time. A dishwasher and two ovens and cooktops are all set for entertaining.
The utility room / laundry / boot room is next to the kitchen providing many options for further storage if required. The cork and slate floors make cleaning easy and effective - supremely practical for a rural location.
Three bedrooms in the main house are large, easily accommodating queen or kings sized beds plus other furniture. One bedroom has built-in wardrobe, while the main bedroom has a walk-in-robe and a wet-room-styled ensuite bathroom. The family bathroom features a long, deep bath plus separate shower and hand crafted vanity.

* Water supply:
Daily water needs are met by beautifully-tasting fresh underground spring water, pumped on demand when a tap is opened. As this system does not require any sort of tank storage, it avoids any health issues arising from biomass contamination. A marble filter ensures the pH is appropriate.
We are conservative about water use but have never had any supply problems, even with irrigation to the vege patch.
The water is brought up to the surface by a bore pump which reaches deep underground. For inspection and servicing, the pump shed has a retractable sliding roof to allow for the pipe and the pumping unit to be pulled up.
The 2x 10,000 ltr tanks are reserved for emergency use (never needed since 2001 when we moved here).
* Netted organic vege & fruit patch:
A huge 23m x 5m netted cloche garden provides many options for growing food. There are currently many raised vegetable beds plus 4 dwarf fruit trees enclosed. A huge advantage is its automated irrigation system which is easily reprogrammed at the tap where it is connected. No chemicals have ever been used.
* Waste:
2 Septic tanks service the buildings.
The Council provides a garbage transfer station 10km away, just outside Bellingen, which receives recyclables and landfill waste.
INCOME STREAMS:
The other buildings:
* 1) the Granny flat is connected to the main dwelling by a covered walkway and can be used independently or as part of the main home. It is open-plan with a separate bathroom. It has split system air-con and the wide northerly verandah provides a beautiful view.
* 2) the Studio is across a gully from the other two accommodations and is not in sight of the main home. It comprises a large open-plan lounge / kitchen area with log-fuel fireplace, a separate bedroom, separate bathroom and large verandah.
Each of these satellite buildings (the Granny Flat and the Studio) have been rented out in the past, and there is ways always a big demand for such rental properties. Combined, their rental value has generally been slightly more than the rental of an average 3 bed house in Bellingen
